Building Violations

In NYC, and especially in Manhattan, there are laws in all buildings that require all building owners to follow. This is also known as NYC building code, which affects all buildings in the five boroughs including Manhattan. Violation of such a code is against the law and can lead to dangerous situations, possibly injury to others or even death in emergency situations.

For example, the lack of proper egress (which is derived from the Latin word “egressus” meaning to go) markings on every floor by elevator banks is a violation of the NYC building code.

Other violations of the NYC building code includes lack of no smoking signs, lack of access to emergency exits due to stairwell emergency exits being blocked of by storage boxes, file cabinets, office furniture,...in case of a fire elevators do not work, unable to evacuate thru stairwells would trap tenants, guests, etc., no emergency stairwell egress signs or markings identifying which stairwell it is preventing first responders to where trapped people may be, standpipes in basement not painted in code color paint, elevators had no up or down light indicators, passengers would not be able to tell if elevator went up or down until on board elevator, 5 of the 18 floors examined had either full or partial blocked passage ways to stairwells and elevators by boxes, furniture, freight elevators had no markings distinguishing them form passenger elevators, passenger elevators had broken emergency phones and no permits posted with capacity and emergency directions, lit emergency exit signs placed above the wrong door, and even stairwells lacking florescent in the dark illumination tape. As seen, many of these building violations are here to make sure the building is safe because safety is the number one priority in every building.

Safety Plans

Safety plan services in construction work sites can help contractors manage their workplace and make sure everything happening within the construction work site is safe. Safety is or should be the number one priority at any work site in Manhattan or other parts of NYC. Safety service persons also visit worksites several times per week in order to verify that all of the safety measures stated in the safety plan are met and that there are no dangerous conditions. Every construction site, whether it is in Manhattan or another Borough of NYC, has its own risks and all of those risks have to be identified so that workers know what type of dangerous conditions are expected and also how to avoid or work around them.

Also, all buildings in Manhattan and other parts of NYC must also have a safety plan service. Within that safety plan, all possible emergencies must be accounted for such as fire, flooding, earthquake, suspicious odors, or evacuation routes, and even tornados. If any of those emergency situations actually happen, workers in that building should know what to do in such cases, as outlined in the safety plan. Having a safety plan is extremely important for every building, as a safety plan will be able to save many lives if an emergency does happen.

Demolition Services in Manhattan

Demolition of a building is the opposite of construction, in which a building destined to demolition will be brought down. How exactly is demolition done? Well if the building is small, let’s say five stories high, you can demolish it with a wrecking ball. However, how can the demolition of a big building such as a twenty story skyscraper in Manhattan be demolished? The answer to that is that the twenty story tall building in Manhattan would have to be demolished through implosion.

What exactly is implosion? Implosion is the opposite of explosion and it is used to collapse the building inward which prevents pieces of the building from flying outwards into the public which can be hazardous. For example, Avanti Building Consultants, Inc. is currently in 500 Hamilton Ave. Brooklyn, NY, where the current structure is being demolished and a Sanitation Transfer Station with a pier for barging is being built along with a 400,000 square feet facility. Also, on 3rd Ave, Brooklyn NY, Avanti Building Consultants, Inc. is working on the demolition and construction of a five floor storage facility. Another project that Avanti Building Consultants, Inc. is working on is an interior demolition of a twelve story office building in Manhattan at 1170 Broadway, New York, NY.

Explosion Proof Buildings

Nowadays, there is always a threat of a terrorist attack on United States soil, and if such an attack did take place, how can we make sure buildings are blast proof or explosion proof and that the people inside the buildings are protected? Many buildings today aren’t built with the idea of blast proof or explosion proof in mind. However, there are researchers at the University of Missouri that are working with the United States army in order to develop a way to protect buildings from explosions in case there is an actual terrorist attack. This is done by reinforcing the building materials with carbon fiber, or more specifically carbon fiber reinforced polymer. Carbon fiber has been used in the past in buildings in California, but wasn’t used mainly for explosion proof or blast proof buildings. It was used in California on buildings in order to protect buildings from earthquakes since California is prone to heavy seismic activity. One might ask, why use carbon fiber? The reason why carbon fiber, or carbon fiber reinforced polymer, is used for explosion or blast proof buildings is because it can withstand an immense amount of force, 143,000 pounds of force per square inch to be exact.

What are Facade Inspections?

The word “façade” is one side of the exterior of a building and comes from the French language which means “face.” The façade of the building is usually the front, but also can be the sides or the rear of the building.

In Manhattan and other parts of NYC, NYC’s Local Law 11 applies to all owners of property which has an elevation of 6 or more stories along any of its perimeter walls. Before 1998, only buildings with a street facing façade 6 or more stories in elevation were required to submit inspections. After the 1998 NYC Local Law 11, all properties within Manhattan or any of the other five boroughs of NYC with any exterior walls that are 6 or more stories in elevation are required to submit an inspection. In Manhattan and other parts of NYC, this exterior wall inspection or façade inspections, which is also known as a critical examination, must be done once every 5 years.

Façade inspections or critical examinations of exterior walls must be completed in order to ensure that the exterior walls of buildings 6 or more stories are maintained in a safe condition. Without façade inspections, loose masonry or cracking of the concrete on exterior walls can create a hazard for people passing by on the street below.
